·A full refund will be given for direct bookings (does not include special events or special contract rates, e.g. weddings) on our website if cancelled at least 10 days prior to arrival.
·A 50% refund will be given for direct bookings on our website if cancelled at least 5 days prior to arrival.
·Only cleaning and pet fees (if applicable) will be refunded if cancelled within 5 days up to check-in time on the day of arrival.
·No refund issued for cancellations after check-in time (3pm ET) or no-shows.
We are located at 1985 Wears Valley Rd., Sevierville, TN 37862. However, our drive way is off of Trace Way. We are directly adjacent to Bigfoot Philly Cheese Stakes. Downtown Pigeon Forge is approximately 3.5 miles away. We are also located close to attractions in Sevierville, Gatlinburg, and Great Smoky Mountains National Park.
In the event that heavy snow or prolonged sub 20°F temperatures are forecast, we may need to cancel reservations for safety reasons. Full refunds will be issued when this happens.
Yes, dogs are allowed! Please pay the $79.00 pet fee while making the reservation (it can be found under the 'Extras' section). Dogs must be crated while alone in the tiny house. Max weight of 75 lbs. Larger dogs are discouraged.
For our Cozy (#1), Woodland (#2), and Vibrant (#3) tiny houses, guests will park in the upper lot next to the respective tiny house. For our Serentiy (#4), Enchanted Forrest (#5), House of Dragons (#6), and Bougie (#7) tiny houses, guests will park in the lower lot in front of the 'hobbit' wall. There are approximately 10 spaces in the lower lot and are first come, first serve.
Yes, firewood and kindling are provided. You will also be provided a lighter.
Events/parties inside of individual tiny houses are not allowed. We do not book out the entire property for weddings or events. However, we can block off all of the tiny houses for groups that have events or weddings planned at nearby venues (e.g. LaConte Center, The Trillium, Fox's Den, etc.)
There is a larger fire pit located towards the road on the lower lot. We also have two patio areas, a pergola and a propane BBQ grill located on the lower level. Everything is first come, first serve.
